Mattel East Coast Distribution Center


Located in Gateway Logistics Park, MRP Industrial developed a 1 million square foot Build-to-Suit on behalf of Mattel.

In September 2016, a MRP Industrial and Clarion Partners joint-venture, executed a long term lease agreement with Mattel for development of a 1,000,200 square foot distribution facility at Gateway Logistics Park in Lebanon County, Pennsylvania.  The Park, which included two (2) pad-ready development sites totaling 1,500,000 square feet, was acquired in Fall 2014 from CalSTRS/Panattoni. The facility serves as the East Coast Distribution Center for Mattel, a Fortune 500 company and one of the nation’s leading toy manufacturers. Mattel’s products and brands include Fisher-Price, Barbie, Hot Wheels, Matchbox, American Girl, board games and WWE Toys. The project generated more than 450 new jobs to Lebanon County. The project benefits from LERTA, providing an estimated $2,500,000 in real estate tax relief to Mattel through 2027.

The fast track project, located at the junction of Interstate 81 and Interstate 78, broke ground immediately upon lease execution. The project became fully operational June 2017, less than nine (9) months from commencement of construction. The new Class A building features 36’ clear heights, nearly 15,000 square feet of office, dedicated automobile and distribution ingress/egress points and up to 450 secured off-building trailer storage stalls. Project team members include The Conlan Company (General Contractor), Ware Malcomb (Architect) and HRG, Inc (Civil Engineering).
