7951 Oceano Avenue is an 11 acre in-fill property located in Jessup, Howard County, Maryland within the Maryland Food Center in the heart of the Baltimore Washington Corridor. The property is located between Route 1 and Route 175, less than two miles from Interstate 95. The site originally contained a 244,000 square foot warehouse that experienced structural failure and collapsed in January 2016. The former warehouse featured reinforced concrete floor slabs, a loading dock, a retaining wall and ramp areas. MRP Industrial’s development plan included reusing the existing grade, slab and foundations, which were repurposed into a new structure comprising an area of approximately 175,200 square feet. New loading, car parking and improved access were created on the site with a second “car-only” entrance added off Oceano Avenue. The result is a best in class, newly constructed front load building with 32‘ clear height, 180′ truck court, 37 trailer stalls and two car parking fields with 135 total parking spaces.
